Increase Your Property Value
INCREASE THE SQUARE FOOTAGE
The square footage of a property constitutes the primary assessment tool for real estate, mortgage, and tax appraisers. There are several possibilities for increasing your home’s square footage:
- Adding a deck
- Attaching a garage to the property
- Room additions, such as through an extension and enclosure of the porch
- Floor additions, adding a second or third floor onto the property
- Raising the basement ceiling to at least 7 feet high
*THRIFTY SOLUTIONS*
- Have wood floors installed diagonally at a 45 degree angle. They will visually break enclosure boundaries. Diagonal floors will appear to push and expand the walls.
- Have light or natural color floors and walls, light colors reflect light allowing entities to appear wider and larger. Objects that recede in space (such as mountains) become lighter with distance, our perceptional system will interpret lighter color spaces as having greater distance, i.e. greater square footage, than darker spaces.
- Open living areas by removing any non-supportive walls and enclosures.
- Use light colored, semi-transparent window coverings. Hang curtains a few inches above window frames and allow them to fall below the window frames. This will visually enlarge windows.
- Take all home for sale listing photos at a slight angle and in a panoramic format
CATER TO BUYER SEARCH CRITERIA
When potential investors research properties for sale, they indicate their minimum requirements. Usually, the first few choices include the number of bedrooms and bathrooms in, for instance “3 or more” format.
- Transform large closets into additional bathrooms.
- The best case scenario is one bathroom for each bedroom
- Change, the office and any other free room into an additional bedroom, when you are ready to sell. CAUTION: basement bedrooms must have approximately 6 square feet size windows to be legally considered as a bedroom, additional restrictions on basement bedrooms may apply.
*THRIFTY SOLUTIONS*
- Buyer search criteria often do not discriminate between full bathrooms and half bathrooms. An extra half-bathroom may increase potential buyer interest.
- If you can’t add more, maximize what you have. Luxury accommodations such as double sink, Jacuzzi, steam room, body jet system, large marble, custom artistic tile design and raised platform tub flooring accommodations may help you compete with properties that offer additional bathrooms.
